Question 1: How much does a home renovation or extension cost in Melbourne?

It depends entirely on scope, but honest ballparks: full interior renovations typically run $150,000–$350,000, and extensions or second storey additions often sit beyond that once structural work is involved. Our projects start from $150,000 — that's the level where proper documentation, dedicated project management and quality trades earn their keep. If your budget is below that, we're probably not the right fit, and we'd rather tell you now than waste your time.

Question 2: How long does a typical project take?

Most of our projects complete within 4 to 8 months depending on scope. You'll have a clear timeline before work starts, and weekly updates throughout so you always know where things stand.

Question 3: Do I need council approval or permits?

Many projects only need a building permit, which we manage for you — documentation, surveyor coordination, lodgement, the lot. Extensions and homes in heritage overlays (common in Bayside) can also need a planning permit. We identify that early and handle the process — you won't be left navigating council on your own.

Question 4: Can we live in our home during the works?

Often, yes — it depends on the scope. We plan staging, dust control and site access around your family's routine, and we'll tell you honestly if there's a stretch where moving out will make your life easier and the build faster.

Question 5: Do you do the design as well as the build?

Yes — and it's the main reason our projects run smoothly. Our drafting team is in-house, so the people designing your project sit next to the people building it. Nothing gets lost between designer and builder, and nothing gets drawn that can't actually be built on your budget.

Question 6: How do I know the price won't blow out halfway through the project?

Because we don't start building until the project is scoped, documented and priced in detail — selections confirmed, structure engineered, trade-level scope written. Any number quoted before that work is done is a guess, and guesses are how projects blow out. The figure you sign is the figure you pay; variations on our jobs come from client-driven changes, not from things we should have found earlier.

Question 7: We've had a bad builder experience before. How are you different?

Most bad builds trace back to the same three things: a price that was never real, a design the builder didn't own, and silence once work started. We attack all three — documented fixed pricing before work starts, design and construction under one roof, and a weekly update whether or not there's news. And if your idea has a problem, we'll tell you in week one, not week twelve.
